Why do I need an Inspection?
Buying a home is the largest purchases most of us will ever make. It’s important to know as much as possible about it. A home inspector is trained to evaluate the home in detail and produce a report that assists with a good decision about the purchase. The report describes the home in detail and highlights areas that are problems. Should I be there during the Inspection?
We recommend that you are present at the home inspection to ask questions after the inspection is complete. You’ll be able to see the extent of any issues more clearly than just reading a report. We can also show you how the heating/cooling system works, the location of utility shutoffs, and a few home maintenance items to keep the home in good condition. |
What if the inspection report reveals problems?
Almost all homes will show problems. Even newly constructed homes will have issues noted on an inspection report. Inspectors can identify major costly problems. Minor problems are to be expected and can be repaired after closing. Major problems may require negotiation between buyer and seller, either repairs by the seller or a purchase price concession. Your realtor is a terrific asset and has experience with these situations.
